Tenant Announcements:
- Active duty military personal that receive orders for deployment and are on a lease agreement can break their lease without penalty under the Federal Solider's and Sailors Act. HOWEVER: the orders MUST BE PCS (permanent change of station), NOT TAD (temporary assignment of duties). If your orders are TAD, the Solider's and Sailors Act does not apply and you will be held to the lease. Regardless, tenants are required to give a 30-day written notice. Also, until a copy of your official PCS orders are on file with your 30-day notice, the lease will stand.
- Tenants are reminded that if your monthly rent payment is due after the 5th (approved by owners and contract has been changed), there is no 5-day grace period. A late fee will be assessed the next day and you will receive a 3-day notice to pay rent or quit.
Owner Announcements:
- Owners should be aware of a new Senate Bill 183 (The Carbon Monoxide Poisoning Act of 2010) will become effective July 1st, 2011. This new law requires that all residential property must be equipped with a carbon monoxide detector when the property has a fossil fuel burning heater or appliance, fireplace, or an attached garage. This is regardless of owner or tenant occupancy. S & L will develop with our owners a deployment plan over the next few months with all owners to be in compliance with this new law. Please watch for further information.

- I am moving out of the immediate area, but would like to continue renting from S & L. What other area's besides Murrieta do you manage properties?
- Our primary geographic area is Southwest Riverside County, specifically the Inland Empire. We do manage a small number of properties in Orange County, San Diego (North County) and a few in Arizona. For logistical reasons, we have no plans to expand into Los Angeles, San Bernardino or Southern San Diego (past downtown) counties in the foreseeable future.
